This pic on the right shows a minimum standard I.B.C. building code requirement in the northern zones.  So your probably thinking what’s that got to do with Florida building codes?  Let me explain, Florida building code is a elevation problem.  When Builders build a home in Florida, the first floor should be 12″ above the finished exterior grade and/or you should have a min of 6″ of fall over 10′ starting from your foundation wall, to provide proper run off!!!!

There are a hand full of Basements in Florida.  The Florida Building code is a little vague when it comes to below grade structures waterproofing codes.  If your lot/construction site is a sloping lot, then you can daylight the footer line/drain.  If you house or building is below grade on all corners, than a interior and exterior drainage system will be required and both lines will need to be piped to an interior sump pump system, SEE PIC on RIGHT..  This system will keep the water table below grade.

Warning – Basement & Foundation Waterproofing Paints claim to Locks Out Water – GUARANTEED!  This is just not possible.  When you try to waterproof a surface from the inside, you are trapping moisture in the concrete or block.  Come on, we all know what moisture will do over time.  The only way to waterproof anything is to stop the water from penetrating the surface or point of contact.

If you have water coming up through your floor you can not stop it by waterproofing the top of the floor.  The problem with your floor is the elevation between the floor and the exterior yard elevation.   The water table will rise when it rains and if your floor is in that zone then you will have problems.  There is no way to stop the water table but there are ways to control the water table.
